What Does a Furnished Rental Really Cost? A Practical Comparison Checklist.

Compare furnished rental costs beyond monthly rent. Check utilities, fees, deposits and payment dates with a practical checklist before choosing a home.

The rent looks reasonable. The home has furniture. You can picture yourself moving in. But before you decide whether it fits your budget, there’s another question to answer: what will this stay actually cost?

Two furnished rentals can have similar advertised prices and very different payment arrangements. One might include internet and utilities. Another might bill them separately. A cleaning fee, parking charge or large upfront payment can also change which option works for you.

You don’t need a complicated spreadsheet. You need comparable quotes and two clearly separated totals: the cost of the stay and the money required before move-in.

Start with the same dates

Ask each owner to quote the exact same arrival and departure dates. Include the number of people, pets and vehicles so the quote reflects your actual household.

If your stay covers part of a month, ask how that period is calculated. Don’t assume an advertised monthly figure can simply be divided by 30. Request the final amount for your dates, including required charges.

If your end date is uncertain, mention that now. You can ask about extension arrangements without assuming extra days will be available.

Ask what “included” means

A short description such as “utilities included” deserves a follow-up question. Which utilities? Are there usage limits? Does internet mean a connection inside the home, and is it shared?

Use this checklist when requesting a quote:

  • Rent for the full stay, with billing periods explained.
  • Electricity, gas, water and other utilities: included, capped or billed separately?
  • Internet: included, and suitable for the work you expect to do?
  • Cleaning: required departure charge, optional service or both?
  • Parking: number of spaces, location and any charge.
  • Pets: permitted animals and any additional payments.
  • Other required fees, plus optional extras you actually want.

Also ask what you’ll need to supply yourself. Bringing towels is a different task from buying cookware for a two-month stay. Neither arrangement is automatically wrong; you just want to know before arriving.

Separate spending from upfront cash

Keep these two calculations side by side:

Expected stay cost: rent for your dates, required nonrefundable charges and any separately billed services you expect to use.

Cash needed before move-in: every payment due before you receive access, including advance rent and any refundable deposit.

Don’t count advance rent twice. It belongs in the stay cost once, even if you pay it before arrival.

For a payment described as refundable, ask about the conditions, possible deductions and return process in the agreement. Record it separately rather than treating it as money you are guaranteed to get back on a particular day.

For example, one home could have a lower total stay cost but require more cash upfront. Another could cost more overall while spreading payments out. Those are different budgeting questions, and both matter.

Keep a simple comparison record

Copy these headings into a note for each property:

  • Property and owner contact.
  • Quoted dates and date the quote was provided.
  • Total required stay cost.
  • Variable charges still to be confirmed.
  • Refundable payments and their conditions.
  • Amount due before arrival and later payment dates.
  • Cancellation, early-departure and extension terms.

Leave unknown amounts marked “not confirmed.” A blank space should never silently become zero.

Check the person behind the quote

Price comparison is only useful when the listing is genuine. The Federal Trade Commission warns that scammers copy real rental listings and substitute their own contact information. Verify who you’re dealing with and be cautious about pressure to pay immediately, especially by wire transfer, gift card or cryptocurrency.

Get the agreed terms in writing before committing. Save the quote with the agreement so you can resolve questions about what was included.

When you’re ready to browse furnished rentals on iStaySTL, use the same checklist for each home. If you need to describe a more specific search, the housing request page is another starting point. Confirm availability and final terms with the owner.
